Is It a Good Time to Sell My House?

One of the hardest parts about selling your house can be knowing where to start and, in some cases, when to start. As a homeowner, choosing when to sell is up to you. However, your experience (and results) can change based on when you decide to take the leap. Selling your house is by no means a small journey. Beyond all the physical and logistical elements of selling, like preparing your home for the market, hiring an agent, and scheduling showings, there are personal and emotional aspects too.

Selling your house is a deeply personal decision, one that should factor in your family, finances, lifestyle, and plans for the future. So, while it’s important to think about the timing of your home sale, it’s also important to recognize that the “right time” will look different for everyone.

In other words, there’s no one-size-fits-all answer to the question of “When should I sell my house?” Instead, the right to sell your house will be when it makes the most sense for you and your family.

Selling Your House With Kids

Let’s look at one fairly common motivator for selling a house – families that need more room.

Whether you’re welcoming a new child in the coming months or your kids are getting older and simply require more space, trading in your current home for something bigger can make everyday life a lot easier. That said, finding the right time to sell your home isn’t always easy for busy families.

It’s often easiest for families to sell their home when they have the fewest plans or obligations. For instance, a lot of families choose to sell their home in the summer months, as this is when the kids are out of school and schedules are a little less hectic.

When Should Seniors Sell Their Home?

Downsizing is another time when homeowners (and their families) may feel stuck about finding the right time to sell. As you get older, your needs change, and there will come a time when your house may simply no longer be practical. However, this isn’t something that happens at the flick of a switch, which can make it a lot harder to decide on taking the first step of selling.

Start Early

For seniors, I always recommend selling sooner rather than later. If you’re thinking about downsizing, there’s no such thing as selling too early. One of the big reasons for this is that moving takes a lot of effort – from selling your current place to finding another one and everything in between, it’s no small process. Of course, there will always be help available (like a real estate agent who specializes in working with downsizers), but the longer you wait, the harder it can be.

Aligning Downsizing With Retirement

Both downsizing and retirement are about embracing new freedoms in your next chapter of life. Although it’s not uncommon for these two journeys to happen around similar times in one’s life, there are significant upsides to making them at the same time. With this in mind, a lot of homeowners choose to intentionally sell their home just before (or just after) retirement.

Helping Your Parents Sell Their Home

As a real estate agent, I often work with families who are tasked with selling their aging parents’ house on their behalf.

On top of the basic elements that come with a home sale, selling someone else’s home can come with a handful of legal considerations and other hoops to jump through – and that’s without even considering all the emotional factors involved. Oftentimes, older homeowners feel very attached to their house and don’t want to leave – even if they are having a difficult time with housework and other maintenance duties.

If you’re looking to sell your parents’ house, the best place to start is by getting the legal approval to do so. Even if you’ve been directly asked to sell your parents’ property (or even named in the Will), you will need permission from the Government of Ontario before you can proceed.

If one or both of your parents are still alive but are unable to manage their own home sale due to medical issues or other factors, you will need the Power of Attorney. Inversely, you will need to follow the Probate process if both homeowners have passed away.

What is Aging in Place?

Not every senior is eager to sell their home – and in some cases, they may not need to. ‘Aging in place’ is a process in which older homeowners choose not to downsize, instead modifying their existing home to meet their evolving needs. This could include installing a stairlift, moving important rooms to the same floor, or other upgrades.

While this route has its advantages for homeowners who really want to stay put, it does come with a few special considerations. For example, any modifications made to the home, including those related to accessibility, can impact its resale value later on.
