How to Negotiate Buying a House
First things first, you won’t be negotiating price (or any other aspects of your purchase) with the seller directly. Instead, your Realtor and theirs will go back and forth on behalf of both parties. By the end of the process, they will have (ideally) outlined a deal that both parties agree on.
The first step in the negotiation process is the offer. Once you submit an offer on a house, the seller may choose to accept it, reject it, or negotiate further on it.

How Much Do Sellers Usually Come Down on a House?
It’s a common question, and the answer: it depends. However, this type of thinking isn’t always the right way to approach your offer. Every buyer wants to get the best deal possible, but that doesn’t mean you should submit a lowball offer just for the heck of it. This strategy could backfire and make the seller unwilling to negotiate further or even entertain any future offers you make.
Instead, you should choose an offer price that reflects your budget, market conditions, and comparable home sales nearby. Your agent will help you with this.
Negotiate on More Than Just Price
Don’t forget that you have the chance to negotiate on other aspects of your transaction. Details like possession date, conditions, and even repairs are all up for discussion. Negotiations can be emotionally taxing, especially if you feel like you’ve found ‘the one’. However, it’s important to stay grounded and not get swept up in the excitement or stress of the offer process.
At the end of the day, a house is a huge investment. You shouldn’t commit to a deal that will overexert your finances, no matter how much you love a particular property.
It’s okay to walk away from negotiations if you’re not making progress with a seller. There will always be more homes that suit your needs out there.

In today’s market, buyers and sellers are on the same playing field. With that in mind, you’ll also need to prepare for the negotiation process as you list your home. Similar to the process of buying, this important step can be ‘make-or-break’ in terms of your success.
Why Choosing the Right Asking Price is Important
Pricing is one of the most important details of your home sale. Not only will selecting a strategic asking price maximize your home’s exposure, but it also creates a strong foundation for your negotiation with buyers. This is another step where your Realtor’s professional knowledge will come in handy.
Factoring in crucial details such as similar homes in your area that have sold recently, market projections, and any elements that make your property unique, your agent will recommend an asking price that sets you up for success.
What if I Receive an Offer Above Asking?
Right now, real estate across the Greater Toronto Area is generally quite balanced. As a result, we aren’t seeing very many instances where buyers are placing offers that exceed the seller’s asking price right out of the gate. At least not as many as we did a few years ago. However, bully offer and multi offer scenarios do still happen from time to time; especially with well-priced, well-prepared homes.
Receiving an above-asking offer is every seller’s dream, but that doesn’t mean you should accept one without some degree of further negotiation. In situations like these, buyers are generally very motivated, so it doesn’t hurt to see how else you can improve the deal; whether that’s more money, an extended possession date, or fewer conditions attached to the transaction.
